What We Check Before You Sign

Before you place a deposit or sign a reservation contract, we carry out a full legal review of the property, including:

  • Land registry (Registro de la Propiedad) search to confirm the seller is the true legal owner
  • Checks for outstanding charges, mortgages or liens (cargas) attached to the property
  • Comparison between what's registered and what's actually built — extensions, pools or garages that were never legalised are a common issue
  • Confirmation that community fees, local property tax (IBI) and utility bills are up to date
  • Verification of habitation licences and, where relevant, tourist licences

The Purchase Process, Step by Step

  1. Offer and reservation — once you've found a property, we review the reservation contract before you sign or pay anything.
  2. Due diligence — we complete the checks above and report back in plain language, flagging anything that needs resolving before you proceed.
  3. Private purchase contract (contrato de arras) — we negotiate and review the terms, deposit amount and completion date on your behalf.
  4. NIE and funds — if you don't yet have a NIE or a Spanish bank account, we help you sort both ahead of completion.
  5. Notary signing (escritura) — we coordinate with the notary and, where needed, attend or act under power of attorney so you don't have to travel if it isn't convenient.
  6. Registration and aftercare — we register the property in your name and remain your point of contact for anything that comes up afterwards.

Buying Off-Plan or a New Build

New-build purchases carry their own risks — bank guarantees on stage payments, developer licences and completion timelines all need checking before any money changes hands. We review new-build contracts with the same scrutiny as resale properties.
